Contracts can be long term, or per instance - Standard full time programs or specific problem resolution management of any residential or Commercial property.
Tenant Placement - we can place quality tenants for your commercial or residential rental units - packages include credit/employment check, marketing, showing property, and a lease.

Over 15 years experience in the Toronto GTA & Niagara areas, working directly with owners, investors, or agents/brokers to advise, develop, manage, improve, and prepare properties for sale or rent.
Full property management services, including Tenant placement, rent collection, general interior or exterior maintenance, repairs and improvements, electrical or plumbing services, per instance problem solving, tenant relations/ negotiation/evictions, daily site management, 24hr crisis management or emergency response, creation of leases and related documents, credit checks, accounting, industry specific bookkeeping ( TMI/CAM), budgeting, management systems, representation at landlord-tenant board, city zoning, or small claims court, and asset redevelopment for leasing and strategic planning. We have placed hundreds of tenants in the right locations, managing retail strip plazas, storefronts, office buildings, apartment buildings, triplexes, duplexes, single-family homes, and town homes, throughout the GTA.
Service cost examples -- based on on-site inspection of property:
Smaller Commercial Buildings (20,000 sq/ft or less) -- 9% of total revenues for standard management services, rent collection, 24 hour coverage, for emergencies.
Tenant Placement -- includes showing and marketing space, credit & employment check, professional lease, and negotiations -- contracted clients 80% of one months rent amount, non contracted client, on one time usage -- one month's amount of full rent
Smaller residential properties ( 1-2 apartments -- duplex, townhouse, semi detached, detached single family homes) -- between $150.00 to $200.00 per month for standard management services including rent collections, plus client reduced placement rate, and cost of any maintenance or repair items.
Contact us for service costing on other types of buildings -- duplex, triplexes, small apartment buildings, commercial strip plazas, and larger commercial properties. Sorry we do not manage industrial sites, or condominium properties, except for Tenant Placement.
